Do you need planning permission for a porch?
Short answer: most front porches in London do not need planning permission, as long as they stay within permitted development limits.
The three permitted development rules
- The ground floor area, measured externally, is no more than 3 square metres.
- No part of the porch is higher than 3 metres above ground level.
- No part is within 2 metres of a boundary next to a road or public footpath.
When you may need permission
Flats and maisonettes, listed buildings and some conservation areas (where an Article 4 direction applies) have different rules. Check with your local London borough council, or ask us and we will check for you.
Building regulations
Porches are generally exempt from building regulations if they are under 30 square metres, built at ground level, keep the existing front door between the porch and the house, and any glazing meets safety glass standards.
This is general guidance for England. Always confirm for your property before building.
