Do front porches need building regulations approval?

26 October 2026 · 3 min read

Short answer: most front porches in England are exempt from building regulations, provided the floor area is under 30 square metres, the existing front door stays in place between the porch and the house, and any glazing meets safety glazing rules.

Keep the front door

The original external door must remain. Removing it opens the porch into the house, which means it is treated as an extension and needs approval.

Glazing and electrics

Glazing in doors and low panels must be safety glass. New lighting or sockets should be installed by a registered electrician and certified.

Heating

Extending the house's central heating into the porch can take it out of the exemption. Ask before adding a radiator.

Building regs are not planning

Building regulations and planning permission are separate. Our planning permission guide covers the size and height limits.
