The cost of a porch in London depends mainly on its size, what it is built from and how it is finished. Because every frontage is different, the only reliable figure is a written price after someone has measured your home.
What affects the price
Size: most porches stay under 3 square metres to avoid a planning application, so footprint varies less than people expect. Materials: brick costs more than a glazed or timber frame, and matching reclaimed or London stock brick adds to it. Roof: a pitched tiled or slate roof costs more than a flat or lean-to roof. Doors and glazing: composite doors and toughened safety glass are a large part of the total.
The costs people forget
Groundworks and foundations, moving drains or a gas meter, new lighting or a socket, and making good the path or front garden can all add to the bill. A good estimate lists each of these so there are no surprises.
Planning and council fees
Most porches are permitted development and need no application. If yours needs planning permission, for example in an Article 4 area, there is a council fee and drawings to allow for. Our planning permission guide explains when this applies.
